June 2026 Market Update: Opportunity Continues Across Central Indiana
As we move into the heart of summer, the June housing market continues to demonstrate something we've seen throughout much of 2026—a healthy, balanced market with opportunities for both buyers and sellers. While every community has its own story, one common theme remains: well-priced homes continue to attract attention, and buyers have more choices than they did a year ago.
Here's a closer look at how some of our local markets performed in June.
Washington Township
Washington Township remained an active market with 197 homes sold, an impressive 18% increase over June 2025. While average sales prices were down slightly year over year, buyers are benefiting from improved affordability and a growing selection of homes. With approximately 1.3 months of inventory, the market still favors sellers, but buyers have more options than they've enjoyed in recent years.
Meridian Kessler
Meridian Kessler continues to shine as one of Indianapolis' premier neighborhoods. Although sales volume was nearly unchanged from last year, average home prices climbed an impressive 17%, while price per square foot increased 4%. Buyers continue to recognize the long-term value of this historic neighborhood, keeping demand strong.
Butler-Tarkington
The Butler-Tarkington market experienced a slower pace in June, creating opportunities for buyers looking to enter this desirable neighborhood. Homes are spending more time on the market, giving purchasers additional time to make thoughtful decisions while sellers who price strategically continue to find success.
Meridian Hills & Williams Creek
Luxury neighborhoods like Meridian Hills and Williams Creek naturally experience fluctuations due to their smaller number of annual sales. While average prices were lower compared to last June, inventory remains limited, and these prestigious communities continue to offer exceptional long-term value for luxury buyers.
Washington Township Luxury Market ($1M+)
The luxury market saw fewer transactions compared to last year, but activity remains healthy with several homes under contract. As buyers become more selective, presentation, pricing, and strategic marketing are more important than ever. For luxury sellers, working with an experienced agent continues to make a significant difference.
Carmel
Carmel continues to be one of the strongest markets in Central Indiana. Home sales were steady, average prices increased 9%, and homes sold 22% faster than they did a year ago. With less than one month of inventory available, well-prepared listings continue to generate strong buyer interest.
Zionsville
Zionsville enjoyed another outstanding month. Sales increased 9%, average prices rose 7%, and homes sold in an average of just 10 days—a remarkable 41% faster than last year. Inventory remains extremely tight, reinforcing continued demand for homes in this sought-after community.
Westfield
Westfield continues to be one of the area's fastest-growing markets. Home sales jumped 13%, while average sales prices increased an impressive 20%. Price per square foot also climbed 11%, reflecting strong buyer confidence and sustained demand. Although homes spent slightly longer on the market than last year, inventory remains limited, keeping conditions favorable for sellers.
What This Means for Buyers and Sellers
The June numbers paint a picture of a market that is becoming healthier and more balanced. Buyers are enjoying increased inventory and more opportunities in several neighborhoods, while sellers continue to benefit from historically low inventory levels in many of our strongest communities.
