It’s a new year, and we have a new market to evaluate! While market-wide 2024 indicates a trend in a similar direction to 2023, there are some exceptions as we review the specific markets below. Overall, Washington Township experienced a decrease in transactions – as much of Central Indiana’s markets did – however, specific communities saw either a flattening of that curve or an upward trend including Butler-Tarkington, Meridian Hills, Williams Creek, and the Luxury Market (homes priced above $1 million). Additionally, all of these areas noted an increase in average sales price.
Also notable, is the average time on the market. When reviewing these specific communities and neighborhoods, on average, most homes are listed for a month or more before they are pending or under contract. This is a significant change from the market just a few years ago and one to consider when buying and selling in 2024.
